The scenario

An experienced UK expat landlord based in Hong Kong owned six buy to let properties within an SPV limited company. His income came from a salary as a bank analyst and rental income from his portfolio. he’d purchased a three-bedroomed semi-detached house in a suburban area on the outskirts of city in the north of England.

The customer had recently refurbished the property so it could be let. To bring matters to a conclusion he required a buy to let mortgage to pay off the bridging loan he’d taken out for the works. Whilst the customer’s income was straightforward and could be proved through his salary and the SPV accounts. The refurbishment works completed by the landlord had increased the value of the property above its original purchase price.

The result

The LTV was 75% and a 3.12% interest only rate fixed for 3 years was agreed.

We quickly shortlisted those buy to let lenders that accept portfolio landlords and are comfortable with income coming from property plus proven contracted salary. From there, we set about sourcing a suitable rate that would be financially beneficial for our client. The property value was £335,000 with loan amount of £150,750. We obtained a five-year fixed rate at 3.05%.
