London mortgage for a Marine Services Managing Director moving back to the UK from UAE
This is a great case study on how Liquid Expat Mortgages helped a British expat in the UAE return to the UK with the perfect expat residential mortgage.
The scenario
Our client worked for a privately owned Marine Services company and wanted to buy a £1.4m house in London for his family to live in. He needed to borrow £550,000 against the purchase price. Whilst his income was in excess of £300,000 a year, in the eyes of the lender, he couldn’t establish his earnings. As there were no tax records required in the UAE, lenders were unable to receive proof of income.
Our solution
Liquid Expat Mortgages has over 13 years experience in helping returning British nationals obtain residential mortgages by utilising the right lenders for your circumstances. Once we’d spoken to the client and understood his circumstances completely, we quickly identified a number of lenders who could help and who’d worked with us on similar situations over the years.
The lender we settled upon wanted to see 2 years basic accountancy records produced by a UK accountant showing turnover, expenses and profit for each year. The accounts were good enough for the lender to issue a mortgage offer subject to a standard property valuation and the client was able to secure his ideal property in a highly competitive market such as London. We have a wealth of experience working with UAE and the Middle East in general with UK Expats and foreign nationals.
The result
The client secured a 25 year mortgage with a Loan to Value (LTV) of 70%, fixed for the first five years at 1.79%.
